Supported Conclusions
A
properly supported conclusion is a primary and important objective of the
property appraiser in
an appraisal. In an appraisal order request to determine Fair Market Value in
Continued Use, as well as Orderly Liquidation Value and Forced Liquidation
Value, the supported conclusion should reflect the appraiser's study of all
market influences and forces upon the value of the particular subject property
assets that are being appraised. Accordingly, the appraiser must study the real
or personal property from various relevant perspectives.
Because varying approaches usually are interrelated, and because each
approach mandates systematic gathering thereof and analysis of comps for sale or
that have recently sold, recent activity, and data pertaining to value in
comparison to the subject assets being appraised, the appraiser must be careful
to also support the conclusions. After careful analysis, the appraiser endeavors
to derive separate indications of for each of the values for the assets he or
she is appraising. In the process, one or several of the accepted approaches may
be utilized, however depending on their specific applicability to the appraisal
order.
